Overseas Property Boom

The current global property boom is the biggest ever. Never before have house prices risen so fast, for so long,
in so many countries.
In the last four years British spending on property has increased by 45%. I have compared the average house
price rise in different countries as follows-
27% of all overseas houses owned by Britons are in Spain (source Halifax). Spain still continues to be the number 1 destination
for British investors, as you can see there is still very good capital growth potential in Spain. A far grater increase is
apparent in the new emerging markets such as Bulgaria and Cape Town these and many others have seen a substantial increase
for 2006.

So what's in store for 2007? In terms of investment you need to look at your personal situation and consider a number of
factors such as: - Are you planning to live abroad? Do you need to archive a high level of rental income? How long do you
intend to own your home abroad? Do you want a quick return for your investment?
In my opinion selected developments and land investments in Bulgaria, Romania, Estonia and Turkey would be more suited to
the short term investor, provided that the development has been well researched, in a good location with a developing
infrastructure the returns could be quite rewarding.

For the more cautious investor, or for families wishing to live abroad I believe that Spain, France and Cyprus still
has a lot to offer, with a more established infrastructure and accessibility in terms of cheap flights you might pay
more per square meter but the life style and potential rental incomes are more established. Not to mention that
capital growth was still more than two times larger than in London last year.
The important thing to remember is that there is a lot of choice out there and there is something to suit almost
